For people who live and work in Lucca and want everyday life inside the walls.
Have you moved to Lucca, or are you about to, and want to live inside the walls all year? Every apartment in Lucca's old town listed here is for sale in the historic centre and suited to everyday life, alone, as a couple or with children.
A home you live in every day is judged on practical points: light, floor and stairs, where to keep bikes and a pushchair, street noise, service charges. Your consultant points them out during viewings, along with the condition of the systems.
Essegi is a family-run Lucca agency founded in 1983, with more than 1,000 properties sold. Our team speaks English, German, French and Italian. We check planning compliance, land registry records and mortgages before you make an offer, and can help you find a mortgage.
Browse the apartments and visit our old-town office in Via Beccheria 35 for a free, no-obligation consultation.
If the apartment will be your main residence, purchase taxes are usually reduced. The conditions concern the town where the apartment is, where you must live or take up residence within a set period (or work there), any other homes you own, and the property's land registry category, which must not be one of the excluded ones (A/1, A/8 and A/9). They depend on residence, not citizenship: a foreign buyer who registers as resident in the town qualifies on the same terms (non-EU citizens need a valid Italian residence permit to register). Check them with the notary before the preliminary contract, as they change the total cost.
If you borrow, the bank sends a valuer to assess the apartment and look at its documents. If the floor plan does not match the property, or past works were not authorised, the loan stalls. We do our checks before the offer, help you look for a suitable mortgage and line up the bank's timing with the dates of the preliminary contract and the deed.
Inside the walls many residents get around mostly by bike: ask whether the building has an entrance hall, cellar or courtyard where you can keep one. With small children, look at the stairs and the width of the entrance with a pushchair in mind (for cars and limited-traffic permits, see our page on property in Lucca's historic centre). Walk the street in the evening and on a Saturday too: some streets are quiet, others busy.
Moving here from abroad? Our page on buying a home in Lucca as a foreigner covers the tax code, the notary and the power of attorney.
