Pied-à-terre flats and buy-to-let apartments inside the walls, handled by our old-town office.
Want a base inside the walls for your stays in Tuscany, or a flat to let while you live elsewhere? The flats for sale in Lucca on this page are the ones we handle in the historic centre, seen from the point of view of second-home buyers and investors.
They are handled by our office in Via Beccheria 35, in the old town, which also follows the tourist market. Your consultant helps you weigh what matters for this kind of purchase: size, floor, service charges, heating, and how easy the flat will be to let.
We have been a family-run agency in Lucca since 1983, and our team speaks English, German, French and Italian. We check planning compliance, land registry records and mortgages before you sign an offer. If you decide to let the flat, we can find and screen tenants and prepare and register the lease.

For a pied-à-terre, ease and low upkeep come first: a small flat with its own boiler, on a floor you can manage with luggage, near the car parks outside the gates if you arrive by car. It will stay closed for weeks at a time, so ask about the wiring, any leaks from the roof and who could check on the flat while you are away.
For a buy-to-let flat, what matters is the type of home most in demand, the condition of the systems and the costs that stay with you. Italian law provides long-term residential leases and transitional contracts. Short-term holiday lets are covered by national and regional rules that have changed in recent years, and towns can add their own; the building's condominium rules may also restrict them. Check them before you buy if you plan this use.
On a second home, purchase taxes are usually higher than on a main residence, and an annual property tax (IMU) applies. Ask the notary for an estimate before the preliminary contract. Add service charges, insurance and maintenance of the shared parts, which in historic buildings can include roofs and façades.
If you buy to let, we can look after the letting too: photographs, tenant screening with income, credit and reference checks, advice on the type of contract, drafting and registering the lease. We stay your contact for the whole tenancy.

Antonio and Chiara wrote after their purchase: "A great deal of credit goes to Margherita for her speed, responsiveness and professionalism, and for her ability to find the properties we were looking for in a short time." (translated from Italian)
