The hills north of Lucca, around Monte San Quirico, Sant'Alessio and Mutigliano, give you green views ten minutes from the walls, on narrow roads and terraced land. To the east, towards Capannori, the hills of Segromigno in Monte and Camigliano are home to the historic Lucca villas, set among olive groves and vineyards.
On the plain south and east of the city, villas are more recent and the land is flat: easier to maintain, easier for daily driving. Florence is a little over an hour by car.
In Italy every part of a property has to match what is registered and authorised. A pool, a converted barn or a later extension without the right permits can delay or block the deed. The garden may be part of the house or classified as agricultural land, and the rules differ. You also need to know whether water comes from the mains or a well, whether drainage is on the public sewer or a private system, and whether the access road crosses someone else's land.
